What happened?

The HDB SBF Sale of Balance Flats (SBF) for February 2024 has been launched!

In case you are not aware, the February 2024 SBF will be the only SBF this year

HDB has announced that from 2024 onwards, there will be three BTO exercises and one SBF exercise every year.

As HDB explains, this comes on the back of the moderation of BTO application rates which has come down from the pre-pandemic high.

As a quick recap, SBF flats are essentially any unsold units from previous BTO exercises, surplus flats from the Selective En Bloc Redevelopment Scheme (SERS), and flats repurchased by HDB.

The SBF exercise in February 2024 has about 1,500 flats available on offer.

Step by step guide to SBF February 2024

#1 - HFE letter

Applicants who are intending to participate in any of the HDB sales exercises will need to have a valid HDB Flat Eligibility (HFE) letter at the point of submitting their application.

This means that you need to obtain your HFE letter well in advance of the actual SBF exercise date—note that it typically takes about a month for HDB to process a HFE letter application.

Once your HFE letter application has been approved, you will be informed via SMS where the letter will be ready to view on the HDB Flat Portal.

It is very important that you do this early as the rate of HFE applications tends to climb higher when it is nearer to the date of sales launches.

Flat supply for the SBF exercises are already limited, so make sure you maximise your chances by getting that HFE letter early!

#2 - Submit your online application

In the past, SBF exercises were conducted twice yearly, typically in May and November once sufficient balance flats were made available.

From 2024 onwards, however, there will be one SBF exercise each year.

When HDB announces the opening of the SBF launch, you will need to apply for the desired flat of your choice.

Do keep a lookout for news of the sales launch so that you can take the necessary steps for your online application.

One helpful tip is to subscribe to HDB’s eAlert Service which sends you alerts on HDB’s sales launches, updates on policies and procedures, corporate infotisements, and other news.

#3 - Getting a queue number

If you manage to successfully ballot for a queue number that is within the supply of available flats, you will be informed by email.

The results will be provided within 2 months after the application period has closed.

From here on, your next steps will be to go down to your flat selection appointment.

Note that the order will be determined according to your queue number in the existing applicant pool.

You will also be able to retrieve the relevant documentation needed for your flat appointment on the HDB Flat Portal.
