HDB BTO Launch Feb 2024: What homebuyers need to know

For the February 2024 BTO sales launch, HDB will be offering about 4,100 BTO flats in Bedok, Queenstown, Choa Chu Kang, Hougang, Punggol, and Woodlands. Read our guide before you make a decision on which BTO project to go for.

What happened?

The HDB BTO for February 2024 has been launched!.

In the first HDB BTO launch of 2024, HDB will offer about 4,100 BTO flats in Bedok, Choa Chu Kang, Hougang, Punggol, Queenstown and Woodlands for the February BTO launch.

In case you are not aware, HDB will conduct three BTO exercises from 2024 onwards, one less from the usual four sales launches. 

The HDB BTO launches this year will take place in February, June, and October.

A grand total of 19,600 BTO flats will be available for selection across three sales launches in 2024.

What you need to know about projects in the upcoming HDB BTO launch for February 2024

Bedok South Bloom

The first Bedok project is situated along Upper Changi Road, right next to Bedok Green Primary School.

It consists of 2-room flexi and 4-room flats with a total of 520 units housed in the project.

Located in between Bedok and Tanah Merah MRT stations, future residents will enjoy the transport connectivity as well as easy access to Bedok Town Central which is two bus stops away.

This would bring them to nearby amenities such as the Bedok Shopping Mall and many other food options and shops for their grocery needs.

There are four primary schools located within a 1km radius (Bedok Green, Fengshan, Red Swastika, and Temasek primary schools).

Other schools such as Bedok View Secondary School and Temasek Junior College are also in the nearby vicinity.

Bedok North Springs

The second of two Bedok projects offered in this February sales launch, this site is located along Bedok North Street 3, right next to Yu Neng Primary School.

There are 430 units available, split up into 2-room flexi, 4-room, and 5-room flats.

Future residents will enjoy easy access to the Bedok Reservoir MRT station which is located within walking distance just 500m away.

The trade-off, however, as readers may point out, is that this project is in close proximity to the Pan-Island Expressway.

Food options are also available in nearby hawker centres such as Blk 511 Kaki Bukit Hawker Centre and Blk 538 Bedok North Street 3.

For curious parents, there are four primary schools within a 1km radius (Damai, Fengshan, Red Swastika, and Yu Neng primary schools).

Tanglin Halt Courtyard

With just 250 units (2-room flexi and 4-room flats) on offer, this Tanglin Halt Courtyard BTO project in Queenstown is on the smaller side.

Located along Tanglin Halt Road and Commonwealth Drive, it has been confirmed as the only PLH project for this February 2024 BTO sales launch—consistent with the past projects located in Queenstown.

This project follows in the footsteps of Tanglin Halt Cascadia (Dec 2023 sales launch) with its prime location near Commonwealth MRT located within a 5-minute walking distance.

Future residents will have no trouble accessing the shopping centres, amenities, and food options at One-North and Buona Vista.

New Town primary school is just opposite the development and other primary schools located 1-2 km away include Fairfield Methodist (Primary) and Queenstown primary schools.

Additionally, Anglo-Chinese Junior College and Anglo-Chinese School International are nearby.

Rail Garden @ CCK

For West side lovers, the Rail Garden @ CCK project finds itself situated in Choa Chu Kang Town, along the rail corridor with Kranji Expressway running just above it.

There are 460 units available on offer, split across 2-room flexi, 3-room, and 4-room flats.

Choa Chu Kang MRT station is merely one bus stop away and future residents can also head towards Yew Tee MRT station or Bukit Panjang MRT station.

There are many amenities especially nearer towards Bukit Panjang MRT where Hillion Mall can be found.

For hawker centres, there are neighbourhood coffee shops and eateries located at the Senja Precinct just across.

When it comes to schooling options, there are three primary schools within 1km radius (Teck Whye, West Spring, and West View primary schools).

Choa Chu Kang Secondary and Jurong Pioneer Junior College are also in the nearby vicinity.

Tanjong Tree Residences

Situated along the up-and-coming Hougang Street 13 and located adjacent to Hougang Avenue 3, Tanjong Tree Residences is quite close to the Hougang Olive BTO project (launched in 2021).

It is located near Bartley MRT station which is accessible by bus.

Note: this project is close to the Paya Lebar Air Base which is scheduled for relocation from 2030 onwards where the site will be repurposed for future housing estates.

This project is also conveniently placed near other shopping malls and retail hubs at Serangoon, Kovan, and Woodleigh.

However, they are not within walking distance.

Nearby schools within 1km radius include Maris Stella (Primary), Paya Lebar Methodist Girls’ School, and Bartley Secondary School.

Matilda Riverside

The Matilda Riverside BTO project is located at Sumang Lane and along Sungei Punggol, with the nearest Punggol MRT station being accessible by bus or LRT.

There are 960 units on offer, split up among 2-room flexi, 3-room, 4-room, and 5-room flats.

This project is placed all the way at the far end of the Punggol Field, next to the Tampines Expressway.

There is also a nearby water body in the form of Sungei Punggol bounded by the park connector that links to the Punggol Waterway.

Future residents will be able to access the Punggol and Sengkang town centres with bus rides 4-5 stops away.

There is also greenery in the form of Sengkang Riverside Park and exercise options at Sengkang Sports Complex just 700m away.

Three primary schools (Punggol Green, Springdale, and Valour primary) are located within a 1km radius.

Woodgrove Edge

Situated right where Rosewood Drive and Woodgrove Avenue meet, the Woodgrove Edge BTO project has 1,120 units on offer—the lion’s share of the available flat supply for the February 2024 launch.

They are split up into 2-room flexi, 3-room, 4-room, and even 5-room flat types.

The development is located just above Seletar Expressway, surrounded by a private housing enclave.

The Woodgrove, a small neighbourhood mall, is located within a short walking distance, providing access to various amenities such as a supermarket, eateries, a gym, and others.

Future homeowners should note, however, that they may need to utilise a feeder bus service to travel around the estate.

Travel time to Woodlands Town Centre (and Woodlands MRT station) may take around 15 minutes.

There are four primary schools located within a 1km radius (Fuchun, Innova, Si Ling, and Woodgrove primary schools).

When will the new HDB BTO classification of Standard, Plus, and Prime flats be implemented?

The new classification model that was previously announced in August 2023 will be implemented from the October 2024 sales exercise onwards.

This means that the February and June sales launches will still be under the current classification framework.

Currently, BTO projects are divided into mature or non-mature estates.

But BTO projects will now be re-classified into one of three categories: standard, plus, and prime.

As a quick guide:

  • Standard flats: comes with standard subsidies and restrictions, located islandwide
  • Plus flats: comes with more subsidies and tighter restrictions, located in choice locations (e.g. near MRT stations, transport hubs, or town centres)
  • Prime flats: comes with the most subsidies and tightest restrictions, located near the city centre.

What happens if I don’t select my HDB BTO flat?

If you get a queue number within the supply of flats but reject your flat selection appointment, you will immediately be given second-timer status for 1 year.

This is unlike in the past where you would only be given second-timer status if you rejected your flat selection the second time.

Therefore, flat applicants should think carefully about the projects they are balloting for.

Can I still hold up to two queue numbers for my HDB BTO application?

This is no longer possible as all other BTO applications will be cancelled once you get a flat selection appointment for a particular project.

In the past, suppose you apply for a February BTO project and obtain a high queue number; while waiting for your flat selection appointment, you could technically apply for another BTO project in the next sales launch as long as your queue number has not been called.

Homebuyers should be aware that they will no longer be able to hold up to two queue numbers at the same time.

Moreover, with the BTO sales launches being spaced out further across the year, it is unlikely that there will be an overlap of flat selection periods.

Do note that homebuyers are encouraged to apply for their HFE letter as early as possible.

If you are interested in the HDB BTO launch in February 2024, you should have applied for your HFE letter and provided the necessary documents by 15 Jan 2024.

Otherwise, you may not be able to get your HFE letter in time for the February 2024 sales launch.
